The Story

SÜBA AG, a property developer that has been active for over 40 years and a pioneer in sustainable project development, celebrated the completion of its new rental apartment project. For the first time in a residential project of this size in the DACH (Germany, Austria and Switzerland) region, an innovative ice storage system is being used to heat the 74 rental apartments, thus ensuring an optimum room temperature all year round.
Thanks to a smart mix of technologies, the apartments located in Marbachstrasse in Munich can be kept at the right temperature in summer and  heated in winter - without the use of fossil fuels. The innovative ice storage system installed under the residential complex uses two heat pumps to extract energy from a 600 m3 water reservoir 37 meters long and 6.5 meters wide. In winter, heat is extracted from the water, causing it to freeze in a controlled manner. The heat extraction supplies the heat pumps, which provide energy for underfloor heating and hot water. Heat is fed back into the water in the ice storage tank via solar collectors in the outdoor facilities. The ice produced over the winter months melts over summer, allowing cold water to circulate in a controlled manner through the underfloor heating to cool the apartments - and the process is repeated next winter. Part of the electricity required for the heat pumps is generated by photovoltaic modules installed on the roof of the residental building.

The residential project in Marbachstrasse is not only good for the environment, but also for future tenants. Thanks to innovative technologies, energy consumption is significantly reduced, which also cuts ongoing energy costs for residents.
The project also relies on a comprehensive mobility concept: An addition to close connections to the public transport network, the residential complex offers parking spaces for cargo bikes, bicycle parking spaces with power connections, car-sharing parking spaces and e-charging stations. The mobility concept significantly reduces the sealed surface area and the tree population on the property have been preserved.
